You and up to three friends just took over the worst apartment building in town. Fix the pipes, mop the floors, deal with angry tenants and evict the ones who won’t pay, all while trying to keep the place in one piece. A chaotic co-op building-management sim for 1-4 players.

WELCOME TO PARADISE COURT

Paradise Court used to be the nicest building in Coral Bay. Then the old manager walked out and left it all to you: leaking pipes, flickering lights, graffiti in the halls, rubbish on the stairs and a front desk piled with complaints. Gary in 1A has already filed three.

You’re the new building manager. Fix it up, fill it with tenants, collect the rent and turn the worst apartment building in town into somewhere people actually want to live. Do it alone, or with up to three friends in online co-op, where “helping” usually means mopping the floor and waiting for somebody to slip on it.

FIX EVERYTHING (BADLY)

Toilets back up, sinks leak, bulbs blow and the boiler sulks. Grab the right part off the shelf and fix it by hand.

  • Plumbing is all in the timing. Miss with the wrench and the pipe soaks you and floods the floor.

  • Electrical takes a steady hand. Slip and it zaps you flat on your back.

  • Keep it clean: mop the stains, scrub off the graffiti and haul the trash down to the basement before it overflows.

  • Make it nice: clear out the old manager’s junk and dress the place up. A better-looking building brings in better tenants.

TENANTS WITH SECRETS

Everybody looks great on paper. Pay for a background check to find out what they fibbed about, or roll the dice and hand over the keys. Once they move in, they live on their own schedules, make a racket at all hours and remember exactly how you’ve treated them.

  • Check in, handle complaints and deliver their parcels

  • Chase the rent and hand out warnings

  • Print an eviction notice, tape it to their door and call the city marshal

  • Set every flat’s rent yourself: cut a deal for the tenant you like, raise it on the one you don’t

RUN THE WHOLE BLOCK

  • 5 floors to run, from the basement to the rooftop pool, and 50 possible tenants, so no two buildings fill up the same

  • Hire staff: a janitor, a mail carrier, a security guard and a doorman, each with their own wage and bad habits

  • Security cameras you can actually watch, live from the office, plus break-ins, parcel thieves and squatters to catch on them

  • Rooms to open up: a laundry room, a gym, a rooftop pool, a games room and more, each one something to run and make money from

  • Walk-in shops all along Coral Street, and locals with favours, gossip and side jobs

  • Hundreds of upgrades to buy, from a fish tank to a hot tub
